Nearly 1,000 homes planned for site next to St Ann’s Hospital

Latest plans for South Tottenham site include double the number of previously-approved homes

Plans have been drawn up to build almost 1,000 homes next to a Tottenham hospital.

Catalyst Housing Association and development partner The Hill Group want to build flats up to nine storeys high next to the redeveloped St Ann’s Hospital in St Ann’s Road.

The scheme would provide up to 995 homes, with 60% classed as affordable – a mixture of London Affordable Rent, London Living Rent and shared ownership tenures. Shops and other commercial uses, including affordable workspaces, are also included in the plans.

A hospital has stood on the site in St Ann’s Road since 1892. Originally opened as a fever hospital, it became a general hospital in the 1940s and was renamed St Ann’s Hospital in the 1950s.

Approved plans for the redevelopment of the hospital mean it will occupy around a third of its original area. The remaining land was bought by the Greater London Authority in 2018 as part of the mayor’s Land Fund to increase the delivery of affordable homes.

Under the scheme, most of the former two-to-three-storey hospital buildings would be knocked down to make way for the flats, although seven historic buildings would be retained and refurbished. The Peace Garden, an area of green space thought to date back to the 1920s, would be tripled in size.

The plans for 995 homes represent a significant increase on the proposals for 456 homes that were approved by the council in 2015. Most of buildings surrounding the site are two storeys high, and there are several listed buildings in the nearby area, including the Grade 2-listed Church of St Ann and St Ann’s Church School.

The developers have lodged a planning application with Haringey Council seeking detailed permission to build 239 homes and outline permission for 756 homes. A public consultation on the proposals is set to run until 29th August.
